58% of Property Managers Say They Use AI. 8% Have Actually Automated Anything.

Buying a tool is not the same as running a process. The gap is still wide open, and it is not a technology gap.

Nearly everyone in property management has bought an AI tool. Almost no one has a process that runs on it.

Industry surveys put AI adoption among property management companies at roughly 20% a year ago and 58% today — yet only about 8% report having fully automated even one process. The figures are rounded, and they are the ones the surveys publish. The useful part is the gap, not the decimal.

”We use AI” is not a process

A login in the office, a chatbot on the website, a copilot someone tried in March — that is “using AI in some form.” It does not answer the 10 pm no-heat call. It does not send the 90-day renewal. It does not put a late notice out in your legal sequence. Those are processes. They either run without someone remembering, or they do not run.

The companies that close the gap first will run more doors per employee and answer tenants faster than anyone competing for the same owners. The risk is not moving too soon. It is being the office that still returns calls the next morning.

What “automated” actually means here

Fully automated, in the survey sense, is a high bar — and it should be. A late notice that goes out wrong is expensive. Anything with legal or financial weight should be drafted and approved by a person before it goes out. The rest can run. That is still automation. It is not a robot landlord.

We run five desks that way for management companies: front desk, contracts, concierge, work orders, collections. Built around the portfolio, measured monthly, run by us. You keep the software you already have.

If the 58% figure is the part of the market you are in, the 8% figure is the part that is still open. The offering is AI-Driven Property Management.
