Spring turnover, without the scramble

Spring is when the Triangle moves. How we keep a turnover from stacking on a turnover.

Two people at a long oak table in morning light, notebooks open.

More leases end in the warm months than in any other stretch. That is not a surprise, and it should not be treated as one. The work is to see the calendar in January, not in May.

Notice, early

We ask residents about renewal with enough time to price, to paint, to list. A yes is a quiet summer. A no is a project with a date.

Overlap

The last resident is leaving; the next one wants to see it. We can do both if the house is kept in a state that can be shown. That is a standard, not a miracle.

The temptation to wait

Hoping a resident will change their mind is not a plan. We would rather have the honest no and a listing than a maybe that eats three weeks.
