Keeping a good resident is almost always better than finding a new one. The work is to ask early, to be honest about the rent, and to know when a yes is not worth it.
Early
We do not wait until thirty days before the end. We ask with time to paint, to list, to think. Residents who are leaving usually already know. Residents who might stay need a conversation, not a deadline.
The number
We will tell you what we think the house will rent for, and what we think this resident will pay to stay. Those are not always the same number. You choose. We would rather you choose with both in front of you.
The no we should accept
A resident who has been hard on the house, late, or unkind to neighbors is not a vacancy to fear. They are a vacancy to use.
