Houses tell you things if you stand in them. A stain that was not there, a filter that has not been changed, a deck board that will go in the next freeze. Residents live with slow change. We are supposed to see it.
Notice, then a visit
We do not appear unannounced. We write, we offer times, we keep the visit short. The point is the house, not a performance of thoroughness.
What we write down
What we saw, what can wait, what should not. You get the note. If something needs a vendor, you hear that in the same letter, not as a later surprise.
Between visits
The best inspection is the one that finds little. That only happens if the months in between were not ignored.
