An empty unit is expensive. It is also the only week the house is quiet enough to do work that cannot be done around a resident. The temptation is to do everything, or to do nothing. Both are expensive in different ways.
What belongs in this gap
Anything that makes the next resident stay: a tired floor, a kitchen that photographs poorly, a bath that will generate work orders in the first month. Anything that is only annoying to you, and not to someone living there, can often wait.
What does not
A full remodel because the last resident left on bad terms. A trend finish that will look dated before the next lease is up. Work you cannot finish before a good applicant is ready to sign.
How we decide with you
We walk the unit, we say what we would do if it were ours, and we say what we would skip. You choose. The point of the gap is not to spend. It is to spend on the things that make the next tenancy quiet.
